PRE-LISTING INSPECTIONS

One of the most frustrating aspects of selling a house is when a problem turns up on an inspection. Depending on the severity of the problem, revealed deficiencies can lead to a new round of negotiations, delay your escrow, and occasionally ruin your sale. A pre-listing inspection will give you a chance to see your house through a prospective buyer's eyes, giving you the unique opportunity to address any issues that may arise. Forewarned is forearmed!

The process of selling your house is already stressful enough, why not eliminate some of that stress? Other benefits may include helping you to set the price of your house realistically, which gives you the ability to maximize your sale price.

As a seller, a pre-listing inspection will greatly help you to make some, if not all, of the needed repairs ahead of time so that defects won't become negotiating stumbling blocks later. Many times, substantial deficiencies will delay financing, insurance and appraisal.  The inspection will help you have the extra time needed to get reasonably priced contractors or simply make the repairs yourself.

Sometimes, furnishing a pre-listing inspection as a seller’s disclosure will encourage buyers to waive their inspection contingency and expedite the sale process.  to your disclosure statement.

As a seller, demonstrating a willingness to make repairs before listing a home will often relieve the prospective buyer's concerns and suspicions. Future liability for non-disclosure can be substantially reduced in most sales by adding professional supporting documentation. Furthermore, the inspection will alert you to immediate safety issues before agents and visitors view your home.

Plus, if there are any safety concerns and you’re the current resident, the inspection will help bring those deficiencies to your attention so that you have the opportunity to make repairs right away for yours’ and your family’s welfare as well.
